Project Scope / Task List

Priorities

  • Have all door hardware selected. MJD to finalize finish.

  • Client to approve exterior stone 

  • Kitchen Cabinet layout to be laid out for electrical and plumbing roughs. MJD to call cabinet shop to schedule the site visit.

  • Plumber to approve shower plumbing fixture selections. Contractor to send Plumber spec sheets provided by MJD on 9/1/25.

  • Kitchen Plumbing to be ordered. Client to call the showroom with CC to place an order.

  • Stone slabs to be approved. MJD and Client go to the stone yard to approve slabs. MJD to schedule.


By Room

General Throughout

  • All floors to be refinished.

  • All rooms repainted (including walls, ceiling and trim).

  • All doors to have hardware replaced (knobs only, not hinges).


First Floor

Entry

  • Remove existing wallpaper.

  • Add wainscoting.

  • Wallpaper above wainscoting.

  • Replace crown and baseboard.

  • Add a surface mount fixture, centered on door opening. MJD to source.


Kitchen

  • Demo existing space.

  • Replace all cabinets. Cabinets by Topnotch. Contractor to install.

  • Keep oven and sink in same location.

  • Move fridge to new location.

  • Smooth popcorn ceiling.

  • Add headboard to ceiling. MJD to provide concept image. Contractor to give Client added expense. Must know before board goes up.

  • Contractor to redo shelving in closet.

  • Add 2 pendants over island.

  • Add sconces on either side of the window. Contractor to confirm this is possible.

  • Client would like water filtration. Contractor to give options. MJD to speak with plumbing supply vendor. MJD to confirm if this can fit under cabinet (also has garbage disposal and hot water).

  • Sink requires a 36" cabinet base.

  • Floors to be patched where fridge is being moved.

  • Metal hood (extra blocking).

Notes:

  • Space from wall and faucet are tight. MJD to confirm water lever has enough space to operate.

  • Price increase at end of the month by tile vendor. MJD is requesting backsplash quantities so we can place the order.


Mudroom

  • Demo existing built-ins.

  • Install new bench with cubbies below and hooks above.

  • Tile floor with 12x24 porcelain, running bond pattern.

  • Add utility sink with cabinet base — Client to confirm faucet finish.

  • Replace ceiling flush mount. MJD to source.

  • Contractor to verify door swing clearance with new cabinetry.


Powder Room

  • Demo existing vanity and mirror.

  • New 30” vanity. MJD to provide design.

  • Add wallpaper to all walls. Client to select from 3 options.

  • Replace light fixture with wall sconces. Contractor to confirm blocking.

  • Install new faucet and hardware (same finish as kitchen).

  • Ceiling to be painted high-gloss lacquer, color TBD.


Living Room

  • Replace slider with new French doors. Contractor to confirm delivery date.

  • Add panel molding on all walls. MJD to provide elevation sketches.

  • Replace fireplace surround with stone. Slab options to be approved with kitchen counters.

  • Relocate recessed lighting per Client approval on 9/2.

  • Client to decide if ceiling beams are to be painted or stained.


Dining Room

  • Widen opening to kitchen. Contractor to coordinate with engineer.

  • Add transom window detail above opening. MJD to provide example photo.

  • Replace chandelier. Client to select from MJD shortlist.

  • Panel wainscoting around perimeter. Contractor to provide linear footage for pricing.

  • Client to confirm rug size and order by end of month.

Second Floor

Hallway

  • Add panel molding on both sides.

  • Client to decide wallpaper vs paint above panels.

  • Install new runner on stairs leading to second floor — Client to select material.

  • Replace all surface mounts with flush fixtures. MJD to source.

Primary Bedroom
Framing

  • Confirm closet bump-out framing is aligned with drawings.

  • Contractor to verify header height for cove lighting detail.

Lighting

  • Add sconces at each side of bed wall. MJD to confirm placement.

  • Cove lighting to be wired for dimmer.

  • Client to select chandelier from shortlist.

Millwork

  • Built-in bed wall with paneling. MJD to finalize elevation sketch.

  • Add crown and baseboard to match first floor profile.

MJD Specific Items

  • Custom bed design.

  • Curtains + drapery rods.

  • Area rug to be ordered once final dimensions are confirmed.

  • Desk selection + finish approval.

  • Chaise/sofa selection for seating area.

Primary Closets

  • Flooring species and finish to match bedroom.

  • Closet vendor to provide updated drawings after Client meeting.

  • Integrate LED strip lighting into shelving.

  • Confirm safe location + dedicated outlet.

Primary Bathroom
Framing

  • Adjust joist to accommodate plumbing chase.

  • Confirm arch at shower opening (ellipse approved 9/8).

Lighting

  • Install sconces on either side of vanity mirrors.

  • Cove lighting integrated at ceiling perimeter.

  • Toe-kick LED at vanity.

  • Overhead chandelier TBD.

Electrical

  • Recessed medicine cabinets with internal outlets.

  • Blow-dryer drawer with built-in outlet.

  • Heated flooring wiring confirmed.

Plumbing

  • Double vanity (all drawers). MJD to confirm tower configuration.

  • Freestanding tub with floor-mounted filler.

  • Shower to include rain head, handheld, and body sprays.

  • Toto toilet.

  • Client to confirm sink model/size by 9/15.

Stone + Tile

  • 2” counters with mitered waterfall edge.

  • Slab bench at shower.

  • Niche locations to be confirmed before tile install.

  • Tile layout for shower arch.

Accessories

  • Hooks, towel bars, and TP holder — confirm finish matches plumbing.

  • Confirm backing in walls for accessories.

Kids’ Bathroom

  • Demo existing vanity and tub/shower surround.

  • New double vanity, painted finish.

  • Quartz countertop — Client to select edge profile.

  • Tub/shower combo with new tile.

  • Replace sconces + add mirror.

  • Floors to be tiled in hex pattern.

  • Contractor to confirm towel bar + hook blocking before board-up.

  • MJD to confirm grout color options with Client.

Notes from Last Walkthrough

Electrical

  • Client approved locations of outlets.

  • Client approved all fixtures to have dimmers. They know this is an $x upcharge per switch. Client approved on 8/26.

  • Client decided not to add 6 additional recessed fixtures in basement per meeting on 8/26.

Paint

  • Client approved wall color for first floor common areas.

  • Trim finish confirmed to be satin, not semi-gloss.

  • Accent wall in dining will be wallpapered, not painted.

Lighting

  • Client approved dimmers throughout. The added cost is X

  • Kitchen sconces confirmed for either side of window (Contractor to run wires before board-up).


Contractor

  • Get samples of trim and baseboard for Client approval.

  • Update on when windows will arrive.

  • Confirm promised cabinet delivery will work on 10/25.

  • Give Client new estimate on changes.

  • Provide quote for French door install in Living Room.

MJD

  • Confirm date to select slabs.

  • Order kitchen pendants.

  • Confirm kitchen sink base width.

  • Finalize vanity drawings for Powder Room.

  • Provide transom detail sketch for Dining opening.

  • Source flush mounts for Mudroom and Hallway.

Client

  • Order the stove after consulting with the appliance specialist.

  • Select wallpaper for Powder Room by 9/12.

  • Approve Dining chandelier from MJD.

  • Decide on finish for Mudroom faucet (brass vs nickel).

  • Confirm sink model for Primary Bath.
